Industrial Areas
The Calgary Plan sets out the overall structure of the city and high-level land uses for each area, including the industrial areas. The industrial areas on the City Structure map are unchanged from the current Municipal Development Plan.
Role: Identifies an area for a range of industrial and supportive uses that sustain local jobs and economic diversity.
Mix of uses:
- Industrial
- Supporting commercial / services
Form and experience:
- Various lot sizes, warehouse / processing / manufacturing development, outdoor storage
- Some access to parks and open spaces
Zoning Bylaw
INDUSTRIAL
The Industrial zones focus on preserving industrial lands for industrial uses so that these parts of the city will continue creating jobs and driving the local economy for years to come. An additional new zone would allow for greater flexibility of non-industrial uses in certain circumstances. The zones are optimized and improved to reflect changing market demands and challenges being experienced in these areas.
What is the idea for new zoning direction?
- Reflect emerging industrial trends and challenges
- Protect core industrial lands for jobs and industry
- Enable a balanced supply of industrial-supportive commercial uses
- Better respond to transition areas between industrial and commercial / residential areas
How have zones been consolidated?
Seven Industrial districts are consolidated into three zones:
- Industrial – General
- Industrial – Flex
- Industrial – Heavy
Flexibility is embedded in the zoning without compromising the long-term viability of industrial lands:
- The zones allow transitional areas between historic residential areas and evolving industrial lands
- Residential development is allowed in the Flex zone where associated with a specific industrial use
