ABOUT THE PROJECT
In July 2017, The City of Calgary received an application to redesignate (rezone) an area of land located in the community of Glendale. The applicant sought to change the designation from R-C1, which is a residential designation primarily used for single-detached homes, to M-H1, which would allow for a multi-residential apartment building that may have included commercial storefronts. The proposed designation would have accommodated a building with a maximum height of 18 metres (6 storeys), which would have increased the current allowed height of 10 metres. A maximum of approximately 110 units were proposed, an increase from the current maximum of five units.
In September, Administration provided the applicant with its comments on the application, including the results of the technical review and feedback submitted from the public during the online survey conducted in mid-September.
In November 2017, the applicant responded with a revised application, seeking to change the designation to M-C2, instead of M-H1.
This revised application would allow for a multi-residential building, with no commercial storefronts. The proposed designation could accommodate a building with a maximum height of anywhere from 10 metres to 16 metres (approximately 3 to 5 storeys), which would be an increase of the current allowed height of 10 metres. The range in maximum height is due to Land Use Bylaw rules that would require a building’s height to transition from the lowest height (adjacent to the existing shared R-C2 property line) to the highest possible height (away from the shared property line). A maximum of approximately 70 units is proposed, an increase from the current maximum of five units.
More information about both the initial and revised application, which were submitted by Carlisle Group, can be found on the Planning & Development Map (#LOC2017-0210).
Online input was collected Wednesday, August 23 – Wednesday, September 6, 2017.
This input has been compiled into a What We Heard Report with particular attention paid to the key topics you were asked to provide input on.
